Potential
We maximized the potential of this flat backyard while preserving most of the landscaping without disturbing the neighbors.

Designed, Permitted, Built
All under one roof

Timeframe
9 months from start to finish

Goal
Generate income and increase property value while preserving privacy and amenities.

Privacy
3 separate private entrances and 2 independent walk paths.

Neighborhood
Exterior footprint from the street is identical before and after.

Shared Amenities
The Junior ADU and Detached ADU share one utility room while the main house enjoys its own built-in utility room. 3 separate courtyard spaces. 1 large shared common area with patio furniture and BBQ.

Radiant Floor Heating
We engineered radiant floor heating so that the owners stay warm in the winter without the forced dry air and noise. It is so energy efficient that with the windows open, it feels like a cool summer breeze on you while your feet and legs remain warm and toasty. Perfect for kids!
